Landlords Beware!

NYC Landlord Notices and Riders for renewals & new leases

NYC Landlord Notices and Riders for renewals & new leases

Landlords are required by law to provide certain notices and riders for all new leases and for renewal leases for rent stabilized apartments in NYC.

These generally apply to buildings with 3 or more apartments, and if generally built before 1960.
These include:

1) Revised NYC July 2014 Renewal Rider

2) EPA/HUD Lead Paint Pamphlet

3) EPA/HUD Lead Paint Notice

4) NYC Lead Paint Pamphlet

5) NYC HPD Lead Notice Rider

6) Window Guard Rider

7) Bed Bug Notice

If you can’t obtain the forms for any reason, email me and I will be more than willing to provide these forms.

It is better to provide the notice & riders to new tenants or upon renewals.  The failure to do so can lead to stiff fine and penalties.  Landlords have enough headaches.

This newsletter gives you some basic information as to whom this applies along with links to get the various forms:

Please be careful!  Don’t drink & drive.  Take a cab home.  Your life and the life of others are in danger!

Not to mention the mess, time and money an arrest and/or conviction for DWI can cause.

SCOTUS to Cops: To search a cellphone, get a warrant!

SCOTUS to Cops: To search a cellphone, get a warrant! The SCOTUS have unanimously declared that cops cannot search your cellphone without a warrant. I am sure some exceptions will evolve, and we will have to wait and see. “The Court notes that the ruling will make life difficult for cops. “Privacy comes at a cost,” wrote Roberts.” Is this a win for Digital privacy or a loss to the needs of law enforcement?
